This page describes the major points contained in the lease along with some other information about the property. A complete lease will be mailed to you should you decide to stay at the farm.
This lease shall cover the following dates:
Check in after 3pm, check out by 11am.
The rental cost for this described period of time and number of occupants is:
payable as follows: one half the rent and the full security deposit of $300.00 with the signed lease to reserve the dates; rental balance in full thirty days prior to occupancy.
Damage/Security Deposit: A damage/security deposit of Three Hundred Dollars ($300.00) is required in addition to the cost of the rent. The damage deposit will be refunded as quickly as possible after the Tenants have cleaned up the house after themselves, vacated, returned the keys, and an inspection of the property can be done. In no case will this be more than a few days. The security deposit may not be used or considered as rent.
Cancellation: There are no cancellation terms, except as noted, during the peak ski season times or graduation weeks. The Tenant remains committed and is responsible to pay the full rental amount owed. If I am able to rebook your cancelled dates I will refund your rent minus a $50.00 cancellation fee.
Pets and Smoking: No pets allowed. Smoking is not permitted inside the house. The presence of pets or smoking in the house automatically terminates this agreement and will subject the tenant to a $300.00 cleaning fee.
Rent includes utilities. Owner will provide blankets, pillows, toilet paper, soap, trash bags, and paper towels. Please note that I do not provide sheets, pillowcases, or towels.
Liability and Assignment: 1. You agree that you will not assign this lease or sublet or transfer the premises or any part thereof. 2. You agree that you will not misrepresent the number of people who will be staying. 3. You are responsible for the acts of your family, guests and others. 4. You will not commit any act or allow any condition to exist which would increase the risk of fire or loss of the premises.
ATV's, snowmobiling, and hunting on this land are strictly prohibited unless specific written permission is obtained from the owner. Hiking, sledding or crosscountry skiing is permitted.
This property is a second home for the owner. The house serves as a country retreat; a place from which to enjoy nature and the quiet one finds in a rural setting. The house is cozy and comfortable with a country-like, almost rustic feel. The house is supplied with the typical household furniture, appliances, and cookware. It is not elaborately decorated or luxuriously furnished as one might find in an historic Bed and Breakfast or a commercial rental facility. The location is not isolated or remote, but peaceful and private. It is on a county maintained road, for snow removal, etc. A supermarket, restaurants, gasoline and other services are available as close as four miles from the house, in the village of Marathon.
